The Trustee Sale-Where Did All Those Liens Come From?

Securing a copy of the title history is very important before participating in a Trustee Sale. We call it the “chain of title” or “limited title report”. There is a minimal cost of approximately $100 to obtain this report.

The purpose of this title report is to ensure several things. One, we want to confirm that the foreclosing lender is in first position and secondly are there any property tax, mechanic or IRS liens attached to the property.

Keep in mind we’re buying a “lien” vs a “property”. Not doing the proper research could cause us to buy all “liens” without our knowledge and drastically increase our liabilities and responsibilities.

IRS liens are rarer but more important. Per the IRS redemption rights, it states the property can be seized 120 days of notification of the Trustee Sale. Note the redemption period starts upon IRS being notified.

Another lien to consider is the mechanics lien. After verifying this type of lien, your next step will be finding the lien holder then try to negotiate a settlement. Contacting an attorney might be wise, otherwise consider passing on the home.

Arizona State property tax liens are almost always present on a property that is going to foreclosure. Although these liens do need to be paid by the winning bidder at the Trustee Sale, in Arizona, property taxes are relatively inexpensive so this lien typically doesn’t hurt the investor’s profit margin.

Homeowners, investors and the like can have a great experience and profit at Trustee Sales in Arizona . Winning the bid at a Trustee Sale builds your confidence knowing you gathered all the proper information prior to the home sale.

The successful investor or bidder can have huge rewards by preparing themselves accordingly. Now is one of the best times to buy homes in Arizona real estate.

Dream Home Versus Dream Location? Which is More Important?

Everyone has an idea of what their dream home would look like. Purchasing or a building a new home is an exciting time as well as an important life investment. When people search for their dream home, they are often too involved in finding the best home for them that they often forget about the location. A dream home is often associated with the dream location. If you are happy with the home, but unhappy with the location, you may discover that it is not the dream that you imagined.

When you are looking for a dream home, people will focus on important home features such as the home design, floor plans, number of bedrooms and bathrooms, the size of the rooms and closets, and other special features such as lighting and wiring. All of these attributes are important to meet your specific tastes and requirements. However, the location attributes are an important consideration.

The following list outlines important considerations when choosing your dream location:

Property Needs: If you are building your dream home, you have to make sure you are set up for utilities and extras such as internet, sewer, water, and modern wiring. You also have to make sure the property is large enough for further additions such as sheds, garage, garden, pool, gazebo, etc. You want to make sure that the land meets your current and future needs. Taking your property needs into consideration will make it easier to find an ideal location.

Neighborhood: Just because you find a home that meets all your requirements, it does not mean the neighborhood is suitable for your needs. You need to research the location of schools, playgrounds, shopping centers, supermarkets, hospitals, community activity services such as gyms and fitness centers, and the distance to your workplace. If you are unable to travel long distances everyday, you may want a home close to all the amenities. If you find a home that has a neighborhood homeowners association, you should check their rules in case you are prohibited from doing something on your property. This could include banning fences, certain house colors, etc.

The View and Setting: Are you looking for either an urban setting with lots of traffic and people on the streets, an ocean front view, or a more rural location with lots of natural trees and lakes? Your home may be beautiful, but if you are not living in the environment you have been dreaming about, you may become unhappy with your home. Make sure you check the zoning laws for the area.

Accessibility: Are you looking for a private area that is far away from major highways, or an area that is handy to interstates and roads? Your daily drive is an important consideration.

Safety Considerations: It is important to find out if the area is at a high risk for such natural problems as floods hurricanes, tornadoes, and termite infestations. This may affect your insurance premiums. You should see what the crime rate is like as you may require special security equipment.

When searching for our dream home, we all have a picture in our minds of what it will look like. It is important to expand your considerations to include your dream location. Make sure the location is a place that you and your family will like. By considering both a dream home and dream location, you will definitely improve your chances of getting the home that meets all of your dreams.

Tips For Finding the Best Contractor for You

Buying a custom home is often one of the most significant financial investments you will make. Every new homeowner’s nightmare is to encounter significant troubles that could have been averted by taking the time to adequately investigate the contractor.

Selecting a good custom home builder is thus critical. It is imperative to have a builder who is well-established and of high integrity, one with the appropriate know-how and skills in building a new home. One of the key facets of this is getting a contractor who is skilled at managing the team of subcontractors required for building a well-made house.

Following are some important pointers in selecting your home builder:

Don’t ignore the importance of forming a good working relationship with your home builder. The ideal candidate is someone you belive you will like, trust and respect.

Ask for references and check their certification and qualification statements. Make certain the prospective contractor is insured and certified – you can avoid wasting time looking into builders if you’re uncertain of their qualifications in the first place. Contact the state or local licensing body and the Better Business Bureau to see if any complaints have been made against the contractor.

Go Over the inspection and building permit records for former homes constructed by the builder. Request a list of previous projects and visit the local government office where records of inspections and permits are maintained. These are public records and should be easily accessed for viewing. In particular, look for failed inspections or permit infractions. Understand that even the most reputable of builders will often have a few minor issues; however, repeat violations or large-scale failures should raise a red flag.

Find out how long the contractor has been constructing homes, especially in that specific area. Longevity is a significant indicator of quality workmanship and customer service.

Find a good design checklist and use it when interviewing prospective builders. Asking info like what areas, price ranges, and materials they specialize in permits you to assess the builder’s expertise with respect to your specific needs.

Speaking of which, be sure to look for a contractor who builds the specific type of homes that you are looking to build. Builders will have different areas of competency – be sure to select someone with the proper experience.

Personal referrals is one of the best ways for identifying superior contractors. Ask satisfied homeowners in the area for builders they would eagerly commend to you.

Be sure to speak with persons who are recent customers of the builder you are looking at. The input of actual homeowners can make all the difference.

When you are finally prepared to sign the contract, be certain to read the contract carefully – make sure it is complete and adequately addresses all aspects talked about previously. Also, be sure you can get a warranty with your new home. A warranty will help to protect your substantial investment.

Choosing the right contractor is possibly the most crucial step in building your new home. Following appropriate guidelines can help you find the right builder in your area and avoid the pitfalls of substandard workmanship. These tips will assist you in finding the home builder who is best-suited to build your dream home.

Arm chairs

Arm chairs

Arm chairs are true classics in interior decorating. There are so many different styles and designs available that you are sure to find items that are perfect for your home. No matter what your overall interior decorating theme is, there are a few armchairs that will work wonders for your space.

Looking for something traditional, timeless and elegant? Then you really should consider the king of arm chairs, the wingback. This chair boasts a high back, sturdy arms and a formidable yet inviting presence in the room. These armchairs beckon you to have a seat but they demand that you ask permission first.

The classic wingback arm chairs are typically made of leather and wood. The detailing in these magnificent chairs should be exact. You will find outstanding models that have attractive metal rivets showcasing a harlequin diamond design in the leather. Some have the rivets adorning the front of the arms on the traditional chairs.

While these impressive armchairs are wonderful for many homes, other dwellings would be a little put off by the overbearing presence of such items. There are less formal arm chairs on the market that offer traditional appeal while keeping modest and refined in the process.

Rustic accents are perfect for many homes. I love the look of primitive wooden arm chairs in a log cabin style home. These elements are warm and inviting and they add extra texture and interest to just about any space. These chairs are the polar opposite of the wingback armchairs.

Contemporary, geometric homes are more in tune with a sleek, clean look in arm chairs. This group offers the most variety and the most unusual designs in seating that I have come across. There are endless options in materials, colors and forms. These armchairs also come in a variety of different price ranges as well.

While many people opt to buy a room full of furniture in one fell swoop, others know the value of purchasing individual pieces that work well together. Pairing carefully selected arm chairs with your living room furniture is a great approach to making a room style that is uniquely your own.

No matter which interior decorating theme you have in your home, there are sure to be a handful of arm chairs that will work wonders in the space. The trick to finding the right products is to discover which items represent your own personal style and taste.

Four Reasons Why Polished Concrete Is For You

If you’re thinking of jumping in on the old bandwagon of trends and you’re planning of getting polished concrete for your flooring, then you might want to consider some of the things that could help you decide whether this groundbreaking technique for an old material really is for you.

Polished concrete is almost maintenance free. I say almost because there is no available flooring material out there that’s 100% maintenance free. But concrete, by itself is already easy to maintain, so you wouldn’t have to worry about vacuuming dust from carpets, or waxing hard wood floors. The sheen on polished concrete almost never dulls out.

Polished concrete is expensive. Compared to the cheap carpets and vinyl tiles that get worn out after several years, yes concrete is a little bit above the price range of these materials. But it’s not in the high end ranges of marble or slate flooring materials, and in terms of durability and how long these materials last, concrete is well worth its price.

Polished concrete is flexible. Figuratively speaking of course, because hardened concrete is anything but flexible. What do I mean? Is it too loud or is it too hard on the feet. The truth is it is hard on the foot and it does make this echo effect when sound is produced but there are many ways to get around that like putting rugs to cushion your steps, and putting up curtains to block and absorb sound.

Polished concrete is too slippery. This is false. As long as it’s kept dry and clean, there is no reason for anyone to slip on concrete. It’s non abrasive yet tough enough to allow for enough traction between its surface and your feet.

These are just some of the many advantages of having your concrete floors polished. If you want to see it for yourself, try visiting some known establishments using the material and see for yourself.

Low Cost Alternatives To Expensive Floors

Are you getting too overwhelmed by the stellar prices of available materials for flooring out on the market today? Well here are some good news for you. Now there are materials out there that can look as great as any other floor type you are looking for but costs not as much.

Laminate flooring is the cheapest way to get a new floor. It can give you the look of any floor surface you want without ever having the actual materials installed in your home. More and more people are getting to appreciate laminated flooring and are choosing it for their remodeling projects.

It works by directly laminating a photograph of the surface of your choice on top of the floor. It can be wood grain or stone, whatever you want it to be. Installation is also very cheap because it can be placed over existing floors.

Polished concrete is also a popular choice for penny pinching project peoples out there. Polished concrete is very durable and lasts longer than marble and other expensive floor types. The best thing is, it costs half as much too. Not to mention it’s easier and cheaper to maintain.

Information on different cheap alternatives are readily provided by contractors. It can save you a lot of money and time. So think about these cheap alternatives and you’ll be on your way to the floor of your dreams.

Home Improvement Ideas: Landscaping

Landscaping can increase the value and improve the appearance of your home. There are countless ways to arrange your front yard by choosing the right combination of plants and flowers. All you need to do is picture a beautiful landscape idea in your head and you can change your home’s overall appearance.

Studies reveal that you can actually increase your home’s market value by up to 15% just with good landscaping. If you are planning to sell your house, you are going to need to make an impression on your buyers as soon as they pull up on your driveway. And there is no better way to do this than to have a good looking front yard.

It’s a worthwhile investment that you’ll find yourself actually enjoying. You can keep a garden and increase equity at the same time. Even if you invest up to a thousand dollars for some good plants and flowers for your yard, you’ll notice your home’s value increases up to three times.

Try to make the entrance walkway to your home as bright and cheerful as possible. This makes visitors feel warmly welcomed. You can put up good ground covering, bright and colorful flowers, and some proper walkway lighting to get this effect.

You also need to keep all ugliness in check. If your front yard has steep slopes, try to keep them terraced. If that’s too expensive, try covering it up with wild flowering plants to hide it behind shrubbery. It’s always best to consult professionals when you’re thinking of enhancing your lawn.

How to write an Purchase Offer

The first step when interested to but a property is to write an offer of purchase to the seller, which is not as simple as it may seem. The goal that you want to achieve when doing this is to get what you want. And since this is the start of transactions, it is an important thing to consider the feelings of the seller by placing empathy in his part. Doing so would greatly help you in understanding the seller’s feelings and on achieving your goals.

The offer is not just thinking of a price and then saying that “This is how much I am willing to pay for the home.” It is more complicated than that. Much more that, because of the huge amount of dollars involved and the “tough” days for the economy these days, both you and the seller of the property would want to increase the security of your investment and reduce the risks to be taken.

Not only the amount you are going to pay, but also other details of the purchase should be enclosed when writing an offer to purchase a real estate property. It should also constitute how you plan to pay for the property, the down payment you will provide, who will pay for certain closing costs, inspections that needs to be done, timetables, whether properties that are personal will be included, terms of cancellation, repairs you wanted performed, professional services utilized, the time you get hold of the home, and how you will solve if any disputes happen.

This certainly involves you more and is more important than when you’re buying a car.

Purchasing a property is a very crucial part for both the you and the seller’s life. Not because of the huge money that is involve, but because it will greatly affect yours and the seller’s finances and investments. This is why seller’s will read through your offer and review it carefully. This is also the reason why you should make the best decisions in the half-hour of making your offer.

Sounds too untrue and scripted? Every book asnd article about real estates says the same thing.

They all state these because it’s the fact.
